How fast do I get my report?

Most reports are delivered within 2-4 hours during business hours (8am-6pm PT). Complex parcels or unfamiliar counties may take up to 24 hours.

What data sources do you use?

We query live county GIS/ArcGIS parcel data, FEMA National Flood Hazard Layer, USFWS National Wetlands Inventory, county assessor records, and public listing platforms for comps. Every data point comes from the primary source, not a third-party aggregator.

Is this a replacement for an appraisal, title search, or survey?

No. A DirtIQ report pulls everything that is available online about your property into one place. For official valuations, legal title opinions, or boundary surveys, you will still need licensed professionals. We help you understand what you have so you know what to do next.

What is the difference between Essentials and Complete?

Essentials ($99) gives you the key facts: value, zoning, environmental status, access, and a summary of issues and opportunities. What if my property is in a state you do not cover?

Email us at reports@getdirtiq.com. We are actively expanding coverage and can often accommodate new states within a few days.

What is your refund policy?

If we cannot produce a report on your property (rare, but possible in counties with very limited public records), you get a full refund. If you receive a report and find a material error, we will re-run it at no cost.
