DirtIQ provides land parcel due diligence reports ("Reports") that compile publicly available data including but not limited to: zoning information, flood zone designations, wetlands data, utility availability, comparable sales, and development feasibility analysis.
Reports are currently available for parcels in Washington, Idaho, and Nevada. Coverage may expand over time.

Reports are based on publicly available data sources that may contain errors, be outdated, or be incomplete. You should always verify all findings with qualified professionals (attorneys, engineers, surveyors, appraisers) before making any purchase, investment, or development decision.
Use of our services does not create a professional-client relationship of any kind. DirtIQ is not a licensed real estate broker, appraiser, attorney, engineer, or surveyor. We are an information services company that aggregates and analyzes publicly available data.
All payments are processed securely through Stripe. Prices are listed on the Site and are subject to change. Payment is required before report delivery. All prices are in US Dollars.
While we strive for accuracy, we make no warranty that the information in any Report is complete, accurate, current, or error-free. Data is sourced from county GIS systems, federal databases (FEMA, USFWS), county assessor records, and other public sources. These sources may contain errors or lag behind actual conditions.
Comparable sales data is sourced from public records and may not reflect all market conditions, private sales, or recent transactions.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, DIRTIQ'S TOTAL LIABILITY FOR ANY CLAIM ARISING FROM OR RELATED TO OUR SERVICES SHALL NOT EXCEED THE AMOUNT YOU PAID FOR THE SPECIFIC REPORT GIVING RISE TO THE CLAIM.
IN NO EVENT SHALL DIRTIQ BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING BUT NOT LIMITED TO LOSS OF PROFITS, LOSS OF DATA, OR COST OF PROCUREMENT OF SUBSTITUTE SERVICES, ARISING OUT OF OR RELATED TO YOUR USE OF OUR REPORTS OR SERVICES.
Reports delivered to you are for your personal or internal business use. You may share Reports with your business partners, lenders, or advisors in connection with a specific transaction. You may not resell, redistribute, or publish Reports without our written consent.

These Terms are governed by the laws of the State of Idaho, without regard to conflict of law provisions. Any disputes shall be resolved in the state or federal courts located in Idaho.
We may update these Terms from time to time. The updated version will be posted on this page with a revised "Last updated" date. Continued use of our services after changes constitutes acceptance of the new Terms.
